This addendum explains how Miles, the tenant-maintenance-texting product operated by Launchpad Realty LLC dba Om Homes Realty (“we,” “us,” or “our”), collects and uses information. It supplements our general Privacy Policy, which remains the umbrella policy for Om Homes Realty.

What We Collect

• Owner account information: your name and phone number.
• Property information: the property address associated with your Miles subscription.
• Tenant information: the tenant phone number assigned to a property's Miles line, and the message content and photos sent to or from that number.

Why We Collect It

We use this information to:

• Operate the service — route tenant texts to the right property, hold conversation context, and generate Miles's replies.
• Escalate a request to the owner when it needs a decision or involves spend.
• Improve the reliability of Miles's triage and responses over time.

Who Processes This Data

We rely on the following processors to operate Miles:

• Twilio — sends and receives the SMS messages on each property's dedicated number.
• Anthropic — provides the AI model calls Miles uses to read and respond to messages.
• Supabase — hosts the application database.
• PostHog — provides product analytics.
• Square — processes subscription payments.

Retention

We retain Miles account, property, and message data for as long as the property's Miles subscription is active, plus a reasonable period afterward for recordkeeping, support, and legal purposes.

No Sale of Personal Data

We do not sell personal data collected through Miles, and no mobile information or SMS opt-in consent is shared with any third party for marketing or promotional purposes.

Tenant Opt-Out

A tenant can reply STOP to any Miles text message at any time to stop receiving texts from that property's line. Reply HELP for assistance. See the Miles SMS Program Disclosure for details.

Requesting Deletion

To request deletion of your information or your tenant's information collected through Miles, email sean@omhomesaustin.com. We will honor deletion requests except where we need to retain information for legal, safety, or recordkeeping obligations.
