Miles is a tenant-maintenance-texting product offered by Om Homes Realty (“we,” “us,” or “our”), operated by Launchpad Realty LLC dba Om Homes Realty. These Miles Service Terms govern an owner's subscription to Miles and supplement our general Terms of Service, which remain the umbrella agreement between you and us. If there is a conflict, these terms control for the Miles service specifically.
Miles is an automated AI assistant, not a licensed contractor, property manager, or emergency service. Miles may make mistakes. As the property owner, you review and approve the actions Miles recommends, and you remain responsible for your property, your tenant relationship, and any repair or vendor decisions. Miles does not dispatch vendors, diagnose problems, or guarantee pricing or repair outcomes on its own — it triages tenant messages, guides simple self-service steps, and escalates anything that needs a decision or spend to you. For a life-threatening emergency, call 911. For a gas leak, active flooding, or a similar utility emergency, contact 911 or your utility provider directly — do not rely on a text reply.
You agree to:
Messages sent and received through a property's Miles number, along with related account information, are stored to operate the service — for example, to maintain conversation history, route escalations, and improve reliability. See the Miles Privacy Addendum for what is collected, why, and who processes it.
We may suspend or terminate a property's Miles subscription for non-payment, misuse of the service, a property no longer under your ownership or control, or violation of these terms or our general Terms of Service. You may cancel at any time by emailing us; access continues through the end of the paid billing month.
These terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.
